Community History

Heritage Green was originally developed as an apartment community between 1967 and 1969 before being converted into condominium ownership in 1986. Since the conversion, the development has evolved into a professionally managed condominium association with individually owned residences and shared community amenities.

Unlike many condominium developments, Heritage Green maintains its own private roads. As a result, road maintenance and snow removal are handled by the association rather than the Town of North Andover, helping residents enjoy well-maintained streets throughout the year.

Parking

Residents have access to ample on-site parking throughout the community. Visitor parking is also available in designated locations. Parking regulations may change periodically, so owners and prospective buyers should review the current association rules for assigned spaces, guest parking, and commercial vehicle restrictions.

A Unique Feature

One interesting aspect of Heritage Green is that the building located at 230 Chickering Road differs from the remainder of the community. It features electric heat, unique floor plans, and its own common expense budget separate from the other buildings within the association. This is a detail many buyers are unaware of until they begin researching the community.

Location

Heritage Green enjoys a highly convenient location in North Andover.

Residents are just minutes from:

  • Route 125
  • Route 114
  • Interstate 495
  • Downtown North Andover
  • Merrimack College
  • Grocery stores and shopping centers
  • Restaurants
  • Medical facilities
  • Walking trails and conservation land

Its location makes commuting throughout the Merrimack Valley and to southern New Hampshire relatively convenient.

Things to Consider at Heritage Green

Like any condominium association, Heritage Green has characteristics that prospective buyers should evaluate.

Before purchasing, it is worth reviewing:

  • Current condominium fees
  • Reserve fund strength
  • Association budgets
  • Meeting minutes
  • Planned capital improvements
  • Pet regulations
  • Rental restrictions
  • Rules and regulations

Understanding both the condominium association and the individual unit helps buyers make informed decisions.

Randy’s Local Insight

Heritage Green has been part of the North Andover housing market for decades and continues to be one of the communities I recommend when buyers are looking for an affordable condominium with excellent amenities and a convenient location. While many people focus on the kitchen or bathrooms, I always encourage buyers to spend just as much time reviewing the condominium association itself. Financial stability, reserve funding, and responsible management can have just as much impact on your ownership experience as the unit you purchase.
