I have put some numbers together for your property on Boston Street. Currently the real estate market in North Andover is favorable. There have been some changes over the past few months with increasing interest rates and some adjustments from a market that has been running wild the past two years but land remains in high demand, especially buildable land.

As we discussed on the phone, finding a direct comparable sale is a little difficult as all land and lots are very different. I have included three comparable sold listings below and had to go back a few years. Other lots have sold over the years but either much larger tracts or issues with wetlands and some being unbuildable.

I believe the asking price for your property should be $300k assuming there are no impactful deed restrictions or easements. The location looks to be level and surrounded by similar type homes in the 2500-3500 SF range which is typical in the area and North Andover.
