What I Like About Mill Pond

Mill Pond is somewhat unique among North Andover condominium communities because it feels much more like a townhouse neighborhood than a traditional condominium complex. The combination of multi-level living, garages, private outdoor areas, established landscaping and the setting near Stevens Pond gives buyers many of the features they might otherwise look for in a single-family home.

When comparing units at Mill Pond, however, I wouldn’t focus only on the number of bedrooms or square footage. Location within the community, water views, renovations, finished space and garage configuration can make a meaningful difference in value. That’s particularly important when using recent sales to determine what an individual Mill Pond condominium may be worth. I would also encourage buyers to look beyond the current monthly fee and review the association’s reserve funds, recent capital improvements, planned projects, master insurance coverage and meeting minutes. These can provide a much better picture of an association’s financial health than the monthly fee alone.
