About Old Salem Village
Old Salem Village differs from many North Andover condominium communities because a substantial number of the residences have the appearance and feel of detached single-family homes.
Early phases included large detached and townhouse-style homes arranged within a cul-de-sac neighborhood. Many were designed with more than 2,400 square feet of living space, attached two-car garages, fireplaces, hardwood flooring and granite kitchens. Some floor plans also included first-floor primary bedroom options.
The community was built over an extended period, which means individual homes can differ significantly in age, design and layout.

- Master insurance
- Common-area maintenance

Parking
Parking is one of Old Salem Village’s stronger features.
Many residences include attached garage parking, with early detached models commonly offering two-car garages. Some newer townhouse residences have one-car attached garages plus additional driveway parking.
Because garage configurations vary, buyers should confirm the specific parking arrangement associated with the individual property.
A Unique Feature
One of the most distinctive aspects of Old Salem Village is that it doesn’t look or live like a traditional condominium complex.
Many residences are detached homes with private entrances, driveways, attached garages, porches and decks. From the street, portions of the community resemble a small subdivision more than a conventional condo development.
Yet owners still benefit from association services such as landscaping, snow removal and road maintenance. That combination can be particularly attractive to buyers who want substantial living space and privacy without assuming all of the exterior maintenance responsibilities of a traditional single-family property.
Another unusual feature is the extended construction period. Homes within the same 37-unit community can have build dates more than a decade apart, which means age, finishes and construction styles can vary more than buyers might initially expect.

Things to Consider at Old Salem Village
Before purchasing at Old Salem Village, buyers should review:
- Current condominium fee
- Association reserves
- Master insurance
- Road maintenance responsibilities
- Landscaping and snow removal coverage
- Planned capital improvements
- Pet restrictions
- Rental restrictions
- Garage and parking rights
- Owner versus association exterior maintenance responsibilities
- Differences between detached and townhouse residences
- Construction year of the individual home
Because the homes vary significantly in age, size and configuration, recent comparable sales should be selected carefully.
Randy’s Local Insight
What I Like About Old Salem Village
Old Salem Village is a good example of why the word “condominium” doesn’t always tell you what a property will actually feel like. Many of these homes offer the size, privacy and garage space buyers normally associate with single-family living, while the association takes care of several exterior maintenance responsibilities.
When comparing sales within Old Salem Village, I would pay close attention to whether the property is detached or attached, its construction year, finished living area, garage configuration and any finished lower-level space. A newer townhouse and an older detached 2,500-square-foot home may technically belong to the same association, but they are not necessarily good comparable properties.
