About The Colonnade
The Colonnade began as a substantial private residence constructed around the turn of the twentieth century. In 1983, the mansion was converted into individual condominium residences while retaining many of the architectural elements that give the building its character.
Rather than standardized floor plans, individual units were created within the existing mansion. As a result, layouts, ceiling heights, room sizes and architectural details can vary considerably from one condominium to another.
Recent and past listings have featured details such as exposed brick, original columns, fireplaces, built-in cabinetry, oversized windows, high ceilings and private balconies overlooking the surrounding landscape.

Condominium Fees
Condominium fees vary by residence and can change as the association budget changes. Based on recent property records, fees may contribute toward items such as:
- Water
- Master insurance
- Exterior maintenance
- Landscaping
- Snow removal
- Common-area maintenance
- Building maintenance
- Reserve fund contributions
Recent individual listings have reported monthly fees in the mid-$400 range, although the exact fee should always be verified for the specific unit.
Because The Colonnade is a historic building, buyers should pay particular attention to reserve funding, master insurance, exterior maintenance history, windows, roofing and other major building components when reviewing condominium documents.

Parking
Parking arrangements vary by residence.
Several units have been marketed with private one-car garage spaces, often with additional storage above the garage. Individual residences may also have an additional outdoor parking space.
Because garage ownership and parking arrangements are not necessarily identical for every condominium, buyers should verify exactly which garage and parking rights belong to the unit they are considering.
A Unique Feature
The defining feature of The Colonnade is that the condominium community occupies a historic mansion rather than a purpose-built condominium complex.
Some residences incorporate original portions of the mansion in especially interesting ways. One past listing, for example, described a unit occupying part of the property’s original ballroom, complete with architectural columns and unusually large open living space.
Other units feature exposed brick arches, period millwork, fireplaces, high ceilings and oversized windows. Because the building was adapted rather than constructed with identical units, each residence can have its own character and layout.
That individuality is probably The Colonnade’s greatest appeal—and also why comparing one unit strictly by square footage with another can be misleading.
Location
The Colonnade occupies a prominent hilltop setting at 1401 Great Pond Road, directly across from Brooks School and close to Lake Cochichewick.
The location provides convenient access to:
- Brooks School
- Lake Cochichewick
- Weir Hill
- North Andover Old Center
- Stevens-Coolidge House & Gardens
- Route 125
- Route 114
- Interstate 495
- Merrimack College
- Local shopping and restaurants
The elevated setting also gives some residences attractive wooded or treetop views from their balconies and windows.
Things to Consider at The Colonnade
Before purchasing at The Colonnade, buyers should review:
- Current condominium fee
- Association reserve funds
- Master insurance
- Recent building improvements
- Planned capital projects
- Roof and exterior maintenance history
- Window responsibilities
- Heating and cooling systems for the individual unit
- Pet restrictions
- Rental restrictions
- Garage and parking rights
- Storage rights
- Owner versus association maintenance responsibilities
Because the building dates to around 1900, understanding the association’s maintenance history and long-term capital planning is particularly important.
Randy’s Local Insight
What I Like About The Colonnade
The Colonnade is one of those North Andover condominium communities where the individual unit matters as much as the association. You’re not choosing between a series of nearly identical floor plans. One residence may have exposed brick and soaring ceilings, another may include original mansion millwork, while another offers a particularly good balcony or view.
That makes recent sales useful, but I wouldn’t rely too heavily on the community-wide average price or price per square foot when estimating an individual unit’s value. Condition, architectural character, floor plan, garage rights and location within the building can all have a meaningful effect on value.
